Location

The property is situated in the Province of Parma  with Parma being 18 miles away. Nearest town is Medesano  at 8 miles distance, while the nearest village, Varano Marchesi,  is at approx. 3 miles. It has basic amenities, such as grocery shop, post office, primary school, restaurant, bar, hotel.



Case Lazzari is situated at about 400m above sea-level at the far end of a valley above this village, although it can't be seen from the property. The house has panoramas across the Apennines.



Nearest motorway is A15  and the exit is at 15 miles distance from the property. It is approx. 1.5h drive to Milan, Bologna, Pisa or Ligurian Coast.



Layout

Main house has two rooms on each of 3 floors, although one of the ground floor rooms has been split up. The current owners have divided it into 3 sections intended as utility room, storage and small bathroom.



The brick extension has yet to be divided into rooms, but it has 2 floors and it is possible to put 2 rooms on each floor.



There is a large terrace (approx. 130m2) above the stable and "portamorta", which can be made into a living room with glass sides. It could equally be made into several bedrooms. It has fantastic views across the valley.



The portico could also be on two floors. For now there is no "layout" to it as such.



The second building has 5.5 rooms over 3 floors (see plans for detailed explanation of the layout and sections of the building for sale). The rest of the building belongs to various other owners.
