The house, in total 381 m2, was initially built with a Bed and Breakfast in mind, but internally needs to be finished and therefore can be completed as desired. Doors and windows, services and internal fittings still need to be done to complete the house.



The whole restoration project has been carried out to the highest standards, in full compliance with the latest anti-seismic  and thermal regulations. The walls have been built with an extra insulating cover around the house so it remains cool in summer and warm in winter.



The property is on 3 floors basement, ground floor and first floor. The basement has a spacious double garage and room for other living/storage area. The house has a wood beam ceiling and a veranda, ideal for al fresco dining. There is also a loggia on the first floor with beautiful views of the hills and mountains.



When restored internally, the house could have  up to 7 bedrooms, 5 bathrooms, open plan kitchen and living room. The original layout plans are available below.



Land 

The house comes with about 10,000 n2 (2.5 acres) of land including over 20 olive trees, as well as other fruit trees. There is the original well located in the garden, useful for building a swimming pool behind the house.



There is also the possiblity to buy further land adjacent to the property as the neighbour is selling their land



The house is 30 minutes away from the ski slopes of the Sibillini mountains,  40 minutes from the Adriatic Coast and 1 hour from Ancona airport.



The property would be perfect as a private home or a bed and breakfast.

Location

The house is about 5 minutes drive from the medieval town of Tolentino. The town has many amenities supermarkets, schools, chemists, hospital, shopping centre, cinema, variety of restaurants, bars etc. It has excellent links and motorway excess towards the coast, the airport and other cities. Tolentino is also home to the impressive Basilica of St Nicholas with its 14th century frescoes.



The house is close to the Sibillini Mountains where you can ski or enjoy one of Italy's most beautiful National Parks with walking and hiking trails.



The Adriatic Coast with its lovely wide sandy beaches and great resorts is just over half an hour's drive away.



Only 20 km away is the medieval hill town of Macerata, the capital of Le Marche, where you can enjoy the spectacular summer opera festival in Italy's second largest open-air arena.



There is also a local grocer's shop just 1 km away from the house.
