The house is located on the ridge of a hill overlooking the valley below. A vineyard is directly in front of the house and the nearest neighbour is 100m away and she is not a permanent resident. To the right of the house is a small wood with a vineyard next to that on the other side is a young walnut/almond wood.
The garden is approx. 0.5 acres but we also own an old chestnut wood behind the garden.



The house is approx. 345sqm including an internal garage but if you include the front and rear terrace it is nearer 460sqm. There are three bedrooms on the top floor with an en-suite and a separate bathroom. On the floor below there is a kitchen, dining room a study/bedroom, bathroom and a living room. This is the main entrance floor where you would enter the house.



However, on the floor below there is the main bedroom plus a large en-suite, utility room and the garage. Outside there is a swimming pool 12m x 6m completely hidden from prying eyes!



The nearest village by car is Vigolo Marchese and has a post office a couple of restaurants a hotel and two grocery shops. It is 10 mins away.



The nearest town by car is Lugagnano Val D'Arda and it is our commune (town hall and administration centre). It has a supermarket (Coop) numerous shops/bars and banks and a very good market every Friday. It is 15 mins away.



The nearest medieval town is Castell'Arquato. This is a popular tourist destination with Italians and every year they hold a car race called The Silver Flag which attracts all sorts of old cars from all over the world. There are lots of very good restaurants there, banks, a large supermarket and a hotel. It is 15 mins away.



We have two favourite restaurants one is only a few minutes' drive away in a small village called Magnano - Trattoria Biasini. People drive from Milan to eat here. The pasta is to die for! Very rustic. The other one is called Da Faccini -  this is about 10mins away and more sophisticated dining. A big hit with all our friends.



The vendors would consider selling the house with the majority of the furniture - so the house would be ready to move into or rent.
